Park Rules, Pets, Guests & Subletting
At Homestead, our park rules are designed to protect the peaceful, friendly atmosphere that owners value.
They are not intended to be restrictive or overbearing. Instead, they help ensure the park remains well maintained, respectful and enjoyable for everyone.
All rules and ownership information are provided clearly before purchase, so you know exactly what to expect from the beginning.
A Quiet, Like-Minded Environment
Homestead is particularly suited to those aged 50+ who are looking for a relaxed and well-kept holiday environment.
Because all lodges are privately owned and there is no subletting, the park maintains a calm atmosphere throughout the year.
Owners often tell us this is one of the things they value most about Homestead.
Pets at Homestead
We understand that pets are part of the family, and well-behaved pets are welcome at Homestead.
Owners may keep:
- Up to two dogs
- Up to two cats
- Or one of each
There are:
- No additional pet fees
- No breed restrictions (Subject to the Dangerous Dogs Act 2014)
The park’s surroundings and nearby countryside make it especially popular with dog owners.
For more information, visit our Dog Friendly Lodges page.
Guests & Visiting Family
Owners are welcome to have friends and family stay with them and enjoy the park responsibly.
Homestead is designed to feel relaxed and welcoming, while still respecting the comfort and quiet enjoyment of other owners.
We simply ask that all guests:
- Respect the park environment
- Follow park rules during their stay
- Help maintain the peaceful atmosphere of the park
Subletting Policy
Subletting is not permitted at Homestead.
This is an important part of maintaining the character of the park and ensuring it remains a quiet, privately owned community rather than a high-turnover holiday destination.
For many owners, this creates a more settled and enjoyable environment throughout the year.
Looking after the Park
We take pride in maintaining Homestead to a high standard, and owners share in helping preserve the appearance and atmosphere of the park.
This includes:
- Respecting neighbouring lodges
- Keeping plots tidy
- Following park guidance for any exterior alterations or additions
The aim is to protect both the appearance of the park and the long-term enjoyment of ownership for everyone.
Clear Information from the Start
Before you reserve a lodge, you will receive:
- The park rules
- Licence agreement

- Full purchase information
We believe this information should be provided upfront, allowing you to make an informed and confident decision without pressure.
