Lease & Licence Explained

Buying a lodge is a significant decision, so it is important to understand exactly what ownership means at Homestead.

We believe in keeping things clear, straightforward and easy to understand from the beginning.

What Do You Own?

When you purchase a lodge at Homestead:

  • You own the lodge itself
  • The park retains ownership of the land
  • You are granted a 40-year renewable licence to keep your lodge on its plot 

This arrangement is standard within professionally operated holiday lodge parks and provides long-term security for owners.

What Is the Licence Agreement?

The licence agreement gives you the right to keep and use your lodge at Homestead for the duration of the agreement.

It also sets out the practical details of ownership, including:

  • Use of the park
  • Site rules
  • Responsibilities of both owner and park management 

We provide all documentation clearly and early in the process, so you have time to read everything carefully before making any commitment.

A Long-Term, Renewable Agreement

All new lodges are sold with a 40-year licence agreement, with the opportunity to renew. 

A longer licence term is important because it provides:

  • Greater long-term security
  • More confidence in ownership
  • Better long-term enjoyment of your lodge 

We are always happy to explain the agreement in plain English and answer any questions you may have.

Before purchase, you will receive:

  • The licence agreement
  • Park rules
  • Full purchase costs

Nothing is introduced after reservation, and we encourage every buyer to take their time reviewing the information provided.

Usage

Homestead Lake Country Park is open for 11 months of the year, closing for a short period (28 days) in February. 

For the rest of the year, you are free to enjoy your lodge whenever you choose – whether for short breaks or extended stays.

Many buyers initially expect lodge ownership to feel complicated, but in reality, the process is usually very straightforward.

Frequently Asked Questions

Is the licence renewable?

Yes. All new lodges are sold with a renewable 40-year licence agreement. 

Can I live in the lodge permanently?

No, you can only stay 11 months out of the year, so owners can use their lodge as often or as little as they wish, with the only exception being 28 days in February.

Can I sublet my lodge?

No, subletting is not permitted at Homestead. 

Are pets allowed?

Yes. Owners may keep up to two dogs, two cats or one of each.
