Guide to Buying a Lodge

Buying a lodge should feel exciting, clear and reassuring from the very beginning.

At Homestead, we keep the process straightforward and transparent, with no pressure and no hidden surprises along the way.

Whether you are purchasing your first lodge or have owned before, we are always happy to guide you through each step at your own pace.

Step 1: Explore Available Lodges

The first step is simply finding the right lodge for you.

At Homestead, we offer:

Typical lodge prices range from approximately £120,000 to £220,000 depending on specification. 

All lodges are built to high residential standards (BS3632), which means it is suitable for year-round occupation, including safety, acoustic and thermal insulation, gas central heating, thermal performance, double glazing and enhanced ventilation. offering comfort and quality throughout the year.

Step 2: Visit the Park

We always encourage prospective owners to visit in person before making any decisions.

This gives you the opportunity to:

  • Explore the park and surroundings
  • View available lodges
  • Experience the atmosphere firsthand
  • Ask questions in a relaxed setting 

Homestead is a peaceful, privately owned park set across 25 acres of landscaped countryside around two lakes in Weeley, Essex. 

Many buyers visit more than once before reserving a lodge, and we are always happy to accommodate this.

Step 3: Reserve Your Chosen Lodge

Once you have found the right lodge, you can place a reservation deposit to secure it.

Importantly:

  • Your deposit is protected by a 28-day cooling-off period
  • A full refund is available if you change your mind within this period 

We believe buyers should feel comfortable and informed — never rushed into a decision.

Step 4: Receive All Documentation Upfront

Transparency is extremely important to us.

Before purchase, you will receive:

  • Full purchase costs
  • The licence agreement
  • Park rules
  • Ownership responsibilities 

This information is provided at the point of reservation — not afterwards — so you have time to review everything properly before proceeding.

We are always available to answer questions and explain anything that may be unclear.

Step 5: Prepare for Completion

Before handover, every lodge is carefully prepared and checked.

This includes:

  • Full inspection and commissioning
  • Utilities connected and tested
  • Thorough cleaning
  • Final quality checks 

The aim is simple: your lodge should be fully ready for you to enjoy from day one.

Step 6: Move In & Start Enjoying Your Lodge

Once completion is finalised, your lodge is ready to use immediately.

Homestead is open for 11 months of the year, closing for a short period in February. 

Owners enjoy:

Because subletting is not permitted, the park maintains a calm and settled atmosphere throughout the year.
