Buying a Holiday Lodge Advice: What Makes a Park Trustworthy

Buying a lodge is a significant lifestyle decision. It should feel exciting, secure and transparent – never pressured or uncertain.

At Homestead Lake Country Park, we are proud to be a long-established, family-run business offering a straightforward and open approach to lodge ownership. Our aim is simple: to give every potential purchaser complete confidence before, during and long after their purchase.

A Privately-Owned Community

All lodges on our park are privately owned.

We do not operate a subletting scheme, and lodges are not purchased as rental investments. This helps us maintain a peaceful, like-minded community for owners who genuinely want to enjoy the park for themselves.

If you ever decide to sell your lodge, you are free to:

  • Sell privately, or
  • Market it through our office with free marketing support

Importantly, you are not restricted to selling back to the park owner – a limitation that can apply elsewhere.

A 40-Year Licence for Peace of Mind

Every new lodge owner receives a 40-year licence agreement to keep their lodge on the park, with the opportunity to renew.

This long-term security is important and helps protect the value of your investment.

When considering lodge ownership anywhere, it is wise to check the length of the licence period and understand renewal arrangements. Shorter licence terms can affect long-term value and future plans.

Full licence details and park rules are provided clearly and promptly.

Complete Transparency on Costs

We believe there should be no hidden extras.

All purchase costs and ongoing fees are clearly explained before you commit. We encourage questions and take the time to ensure you fully understand:

  • The purchase price
  • Annual pitch fees
  • Utility arrangements
  • Any additional associated costs

Transparency builds trust – and we take that seriously.

What to Look for When Choosing a Lodge Park

Recent media coverage has highlighted the importance of carrying out careful research before purchasing a lodge. We encourage all buyers to take their time and ask sensible questions.

Location & Surroundings

Location and surroundings significantly impact both enjoyment and long-term value.

Consider:

  • Proximity to amenities and transport links
  • Privacy and natural surroundings
  • Future development plans in the area

A desirable setting enhances long-term enjoyment and resale value.

Park Management & Reputation

It is important to consider:

  • The park operator’s reputation
  • Site maintenance standards
  • Community atmosphere
  • Rules and regulations
  • Length of site licence

A reputable operator will provide clear documentation and welcome informed buyers.

Build Quality & Manufacturer

Not all lodges are built to the same specification.

Look for:

  • Reputable lodge manufacturers
  • Lodges built to recognised British Standards (e.g., BS 3632)
  • Insulation standards
  • Structural warranty coverage
  • Materials and finish quality

High construction standards improve comfort, durability and long-term value.

Ongoing Costs

Understand the full financial picture, including:

  • Site fees (annual pitch fees)
  • Utility costs
  • Insurance requirements
  • Maintenance expectations

All fees should be clearly itemised in writing before any commitment is made.

Our Purchase Process – Clear and Straightforward

We encourage all potential buyers to visit the park, explore the surroundings and view available lodges in person. There is no substitute for seeing the setting for yourself.

1. Viewing & Information

When you view a lodge, we will explain:

  • All purchase costs
  • The licence agreement
  • Park rules
  • Ownership responsibilities

You will receive documentation at the point of reservation – not afterwards.

Any park should provide licence agreements and park rules immediately upon taking a deposit, allowing you the opportunity to review everything carefully and seek independent advice if you wish.

2. Reserving Your Lodge

A deposit secures your chosen lodge.

We offer a 28-day cooling-off period, during which you may:

  • Review all documentation
  • Make enquiries
  • Seek professional advice
  • Change your mind

If you decide not to proceed within that period, your deposit will be fully refunded.

This ensures you have time to make a considered, confident decision – without pressure.

3. Completion

We will hold the lodge on reserve until your funds are available to complete the purchase.

Just prior to completion, your lodge will be:

  • Fully checked and commissioned
  • All utilities connected
  • Thoroughly cleaned
  • Carefully inspected

It will be ready for you to take possession and move in immediately.

A Family-Run Business You Can Speak To

As a long-established family-run park, we value long-term relationships over short-term sales.

We encourage prospective owners to:

  • Ask questions
  • Take their time
  • Visit more than once
  • Speak to existing owners
